What is an FSBO MLS® MERE POSTING Listing?
According to the Canadian Real Estate Association, a “MERE POSTING” sometimes referred to as a “mere listing” is a listing on a board or real estate association’s MLS® system in respect of which the Member (Realtor®) has chosen or agreed not to provide services to the Seller other than submitting the listing for posting on the Board’s MLS® system. This change is a direct result of the Consent Agreement between the Canadian Real Estate Association and the Commissioner of Competition.
Simply put, an FSBO MLS® MERE POSTING Listing is...
A listing by a private Seller, created and posted by a Licensed REALTOR®, advertised on REALTOR.ca, through the local Board’s MLS® System for a set period of time. The private Seller (also referred to as “For Sale by Owner” or FSBO) purchases the services of a MERE POSTING listing from a REALTOR® at an established flat fee, when signing the listing contract. There are no additional fees paid to the Listing Brokerage or Listing Agent at time of sale. The Seller may wish to offer the Buyer’s Brokerage a commission to encourage showings by REALTORS®. The private Seller may also sell directly to a private Buyer. In that case there would be no additional commission paid.
